How Buyer Clients Benefit From True Agency℠

Sage Will Never Represent Both You and the Seller in the Transaction
Real estate brokerages, through different agents in the office, often “represent” both the buyer and the seller in the same transaction. This practice, known as designated agency, is a serious conflict of interest; imagine the same law firm representing opposing sides in a lawsuit or business transaction. True Agency precludes designated agency. By conducting a conflict check and resolution before accepting a new listing client, Sage avoids the conflict of representing opposing sides in a transaction. As our buyer client, you can be confident that Sage, as a company, will fully represent your interests in purchasing a home.

Sage Will Never Represent Both You and a Competing Buyer
Real estate brokerages, at any given time, may have multiple buyer clients seeking a very similar property. In fact, it is common for a brokerage, through different agents in the office, to have several buyer clients pursuing the same home. Having competing buyer clients, of course, opens the door to clients’ interests being compromised. True Agency avoids the competing buyer conflict. Prior to our accepting a new buyer client, we will confirm that there is no relevant overlap between that buyer’s home criterion and yours.

Sage Will Disclose and Pay to You Any Agent Bonus
Some listings offer buyer agents an incentive above the typical 3% commission to entice them to sell the property to their clients. A commission bonus is typically thousands of dollars. True Agency eliminates this incentive and the potential conflict of interest by disclosing and paying to you any commission bonus paid to us by the Seller.

Sage Will Show You Homes Based on Your Interests (Not Ours)
Agents are known to steer buyer clients toward more profitable listings and/or easier transactions, including their company’s listings or listings that offer a commission bonus. True Agency precludes this steering. Sage shows you all homes meeting your criteria without bias, while providing you with objective information and advice on each property.

Lead With Lifestyle
A home search driven by investment motive rarely results in the best home from a lifestyle perspective. Focusing first on real estate that meets the specific needs and preferences of you and your family will pay off in quality of life. We’ll advise you concerning value and negotiate a deal that ensures your lifestyle investment is also a sound purchase.
Get Educated on the Market
The better educated you are on the market, the better buying decision you will make. Avoid making an offer on a home until you are confident that you understand what the market has to offer and a what a good value looks like. Education comes from touring and comparing homes; there simply is no substitute.
Think Like the Next Buyer
In choosing a home, think beyond yourself and consider what appeals to the broader homebuyer market. You will be selling the home one day. Even if you’re OK with the quirky floor plan or don’t mind the steep driveway, road noise or lack of storage, the next buyer will likely not be as forgiving.
Focus on Fundamentals
Keep in mind the real estate value basics – location, schools, function, curb-appeal, construction quality, etc. Finishes (flooring, paint, counter tops, appliances) lose their value every day. When looking at homes, don’t fall in love with the finishes at the expense of the time-tested attributes that support long term market appeal and value.
Seek Positive Differentiation
Target homes with one or more features that distinguish it from similar properties. This is particularly important with properties that are commodity by nature, such as town homes, condominiums and production (non-custom) homes. Examples of positive differentiation include a premium lot, a skyline view or a screened porch. When it’s time to sell your home, its unique and desirable features will set it apart from its competition, enabling you to sell quicker and for a better price.
Be Decisive
Even in a slow market, the best homes sell quickly. Other buyers will be attracted to a property for the same reasons that you are. If you are ready and a particular home is THE one, move quickly; delay only serves to give another buyer the chance to slip in.
