Sage Will Not List a Home That Directly Competes With Yours
Real estate brokerages and their agents routinely list homes that directly compete with their other listings for the same buyers. True Agency avoids this clear conflict of interest. Sage aggressively markets your home against its competition which, logically, precludes us from listing homes that are your competition.

Sage Will Never Represent Both You and the Buyer in the Transaction
Real estate brokerages, through different agents in the office, often “represent” both the buyer and the seller in the same transaction. This practice, known as designated agency, is a serious conflict of interest and is inconsistent with True Agency. Sage conducts a conflict check and resolution before accepting a prospective buyer client; this may include showing the prospect your home as part of our effort to sell it for you. Only if/after the prospect passes on your home would we agree to represent the prospect as a buyer-client going forward. In all cases, you are our seller-client; Sage represents solely you and your interests.

Sage Will Never Collect a Double Commission
A standard Listing Agreement entitles the Listing Agent to the entire commission (typically 6%) if the buyer does not have an agent. The prospect of a double commission could influence a listing agent to favor an inferior offer over one where the commission must be split with a buyer agent. Sage’s Listing Agreement eliminates this potential conflict of interest by reducing the total commission where there is no buyer agent to pay. This, of course, can also save you thousands of dollars in commission.
